Ophira Resort Residences is not open to foreigners or permanent residents. The SPA is signed within 30 days of booking, with lawyers appointed by the developer. Construction takes about 62 months, and the developer is targeting completion in Q4 2031.

Viewing and choosing
Ophira has two show units: Type B (722 sq ft) and Type C3 (840 sq ft). You can compare all twelve layouts at one scale in the floor plans first, and ask Kevin for the latest price list.

Booking
Each home comes with 1 to 3 parking bays, depending on the layout and as allocated in the SPA. Under the Strata Titles Act 1985, every accessory parcel and share unit must be allocated before sale, so parking bays cannot be added after handover.

Signing the SPA · within 30 days
The SPA is signed within 30 days of booking. The lawyers are appointed in advance by the developer; buyers cannot choose or appoint their own.

Construction · about 62 months
The developer is targeting completion in Q4 2031, after about 62 months of construction. Architecture by Konzepte Asia, landscape by WDI, M&E consultant Zeal Perunding, interiors by Motto Designs; the building plans are approved by Kuala Lumpur City Hall (DBKL).

Handover
Every home is handed over with kitchen cabinets (upper and lower, quartz top, with hood and hob), a smart home system, two instant water heaters and two inverter air-conditioners.

After you move in
The developer estimates the maintenance fee at about RM0.36 per sq ft a month, sinking fund included; the actual fee follows your allocated share units. Residents enter the lift lobbies by access card and face recognition, and visitors scan a QR code; lifts go only to each resident’s own residential floors. The property management app registers visitors, books facilities and pays the maintenance fee. Residents can reach only their own tower’s residential floors, while shared areas such as the sky gardens are open to residents of both towers.

Every one of these is in the developer’s information. Knowing them early lets you check each one at the viewing, and ask sharper questions.

Power pylon
There is a TNB high-voltage pylon nearby, about 200 feet from the project.

Air-conditioning
Only the lift lobbies on Level 1 are air-conditioned; those on other floors are not. The drop-off is naturally ventilated.

Intercom and concierge
Homes have no intercom; visitors are handled through the property management app. There is no concierge desk.

Laundry and refuse
Homes have no yard. There is no refuse chute: the refuse rooms sit near the lift lobbies, naturally ventilated through a window and cleared by cleaners, with a central refuse room on Level 1.

Windows
The windows are powder-coated aluminium-framed glass, not acoustic windows.

TV and internet
Each home has one fibre wall socket and a SMATV point; there is no Astro point.

Parking
Parking bays are allocated by law before sale; no bays can be added after handover.

Fittings warranty
The standard fittings at handover are extras and are not covered by the SPA’s defect liability period.

Show units
The show units’ finishes and design are for display only; the actual specification at handover follows the SPA.
